Addendum

All fees are included in the rent: water tax, garbage and
recycling, maintenance, and administration. The tenant is
responsible for electricity for the commercial part. Snow
removal of back lot (one parking space only) are included
in rent. The snow removal of front is the responsibility
of the tenant.
Duration of lease: The initial lease shall be for a period
of 36 months beginning on August 1, 2022.
After the first 36 months, if the lease is renewed in
conformity with article 6, the lease shall be increased by
2%.
Essential part of the lease prohibits late payment of rent.
A late fee of 15% annually will be applied to any late
rent, additional rent or other amounts owed to the
landlord, and this beginning on the date where the sums are
due until payment is made.
A safety deposit of $850.00 plus taxes at the signing of
the lease, to be applied for the first month.
Option to renew: The lease can be renewed by the tenant
for an additional 24-month period with the same conditions
as the original lease, except where it concerns the rent,
which will increase by 2% for the following 24 months. The
tenant will have to advise the landlord of his intention to
renew 24 weeks prior to the end of the lease.
Insurance: The tenant must obtain and maintain a general
insurance policy with civil liability in the amount of $1
000 000.00 to cover the part to be rented as well as all
operations by the tenant.
Repairs: The landlord will deliver the property to the
tenant in good condition and agrees to maintain the
property for the duration of the lease. The landlord shall
have access to the property to perform any necessary
repairs or improvements. Other than in an emergency, the
landlord will give reasonable notice in order to carry out
such work.
